Hi all, need some help here in San Diego.
Recently we have had several property owners of historic homes who have come forward with issues related to stucco replacement when water damage has occurred. Specifically, the paper underneath the stucco has become saturated and/or has deteriorated and no longer provides sufficient water-proofing between the stucco and the wood framing. The stucco itself may not be damaged enough to justify a wholesale replacement of the stucco, but the property owner and contractor see no other option than removing and replacing all stucco in order to replace the paper and achieve adequate water proofing. (Obviously, the source of the water damage should be investigated and remedied before any repair or replacement action is taken.)
Most existing literature and technical bulletins refer to limited cracking or water damage in specific locations, which of course should be confined to patching and minor repair. However, there is not much guidance on the appropriateness of wholesale stucco replacement to address water-proofing stucco-over-wood-frame. We would appreciate some insight from other jurisdictions, and any experience/suggestions you may have with this issue.
