West Hollywood's Zoning Ordinance allows for rehabilitation incentives
for designated resources. Our rehab incentives include:
The Mills Act;
Transfer of Development Rights;
Change of Use;
Elimination of some Planning Permit fees; and
Reduction in development standards.
For example, we can waive parking requirements or reduce setbacks for
additions or new buildings all to help ensure that the designated
building can be maintained

Hi Lucinda, my name is Ann McCaull and I manage Coronado's Historic
Preservation Program. Our Historic Preservation Ordinance has been in
effect for 8 years and we offer zoning exceptions through the Historic
Alteration permit process that are reviewed by the Historic Resource
Commission. Due to some pending litigation, our attorneys are
questioning the legality of HRC's ability to waive zoning e.g. setbacks,
heights, etc. I know other cities have these types of ordinances and am
trying to give examples to our attorney (for cities that are not Charter
cities).
I thought I would check with your office and see if you have any records
of how many cities in California have historic preservation ordinances
that offer zoning incentives such as exceptions to zoning regulations
that are provided to historic resources as incentives. Or, maybe you
know of some cities that do?
Any assistance/input you could provide would be helpful.
