[Calclg-l] Mills Act Contracts- Required Ten Year List of Maintenance Actiivities

1) Performing exterior Improvements that prolong the life of the resource (paint, roofing, caulking, sealing, brick pointing, etc.)
2) Performing street visible improvements (eliminating non-historic features, windows, doors, trim, paint colors, etc.) and replacing with period-accurate elements.  Start with the street visible features and have the owner work around the building if s/he wants to do the improvements over several years) 
3) Removing / prohibiting features that would block views from the street (i.e. fences or hedges).  This has been a problem of late...property owners getting a Mills Act and then planting hedges to screen the structure from the public, or installing fencing that creates a "fortress effect."
4) Performing Interior wiring and /or plumbing

** High Priority **

Hi- Currently Ventura County requires a 10 year list of maintenance activities.  We have no adopted standards for what might be included.  The Board is looking at changing this.  For those of you that require such a list, do you have standards for what can or should  be included?

Also, what do you do at the end of the first 10 years?  Must they provide a new list?
